Mabgate and TAO is a mixed use conversion of the former public house known as The City of Mabgate Inn and its associated yard in the Mabgate area of Leeds. The Inn has a green tiled façade dating back to C.1857.

The Mabgate element of the development is a residential conversion and TAO is a contemporary modern extension thereto. The development comprised 3 town houses, 6 residential apartments and a small public house. TAO is an eco-apartments scheme built using Beco Wallform’s insulating concrete formwork (ICF) system that can provide cheap, fast and highly insulated structures with U-values as low as 0.11 W/m2K. The project incorporates locally sourced materials where possible, Japanese shower space saver showers, glazed sliding walls, timber louvres and under floor heating. Sum was the Employers Agent and Cost Manager on the scheme.

The significant design co-ordination challenges were: an adjacent beck, piled foundations, tanking to existing structures and acoustic performance within existing buildings.
